Position Summary

Manages CPS Energy’s physical assets effectively and efficiently through the development of a professional internal team, setting the tone and direction for safe, high quality service and cost effective implementations, and by overseeing the use of outsourced and contracted resources to meet specialty needs of our customers and facilities.  Additionally, leads the management of the Company’s existing real estate portfolio, including negotiating external leases on properties and oversight of the Company’s publicly used facilities, acquisition of new properties and disposition of surplus properties.

Tasks and Responsibilities

  • Satisfaction of customers at all levels of the business on facility requests
  • Assures the establishment and implementation of safety requirements for employees and contractors in alignment with the goal of Zero Harm on all company premises
  • Negotiation of property disposition and acquisition of over $70 million in assets over the span of the Master Plan development
  • Management of contractor agreements representing multi-million dollar annual capital and expense projects, including the major outsourcing of facility operations and critical infrastructure maintenance
  • Development and improvement of processes to enhance customer service, manage budget and reduce costs
  • Development, implementation and maintenance of an asset management program to effectively manage the company’s real estate portfolio comprised of more than 2.5 M square feet of property and facility infrastructure valued at approximately $400 M 
  • Management of Company’s publicly used facilities, using third party vendors to increase usage and reduce expenses
  • Communication of project progress with internal and external stakeholders to ensure projects meet agreed upon scope, is delivered on time and within budget
  • Implements and maintains development plans (to include mentoring, coaching and developmental assignments) for direct and indirect reports to ensure knowledge capture, business continuity and effective succession planning
  • Performs other duties as assigned

Minimum Skills

Minimum Knowledge and Abilities

Demonstrated leadership experience. May be through formal supervisory experience or achieved informally, e.g. by directing the work of a junior colleague or through significant peer leadership experience

Experience with budgeting and cost management

Broad project management experience including with contracts, contractors and outside vendors

Proficient in Microsoft Office Package, including word processing, spreadsheets, database, presentation software, electronic mail and scheduling

Preferred Qualifications

  • Bachelor’s Degree in business, Public Administration or engineering, or equivalent experience required
  • Extensive building management or project management experience
  • Demonstrated experience in commercial real estate transactions
  • Demonstrated capability with effectively communicating complex ideas and analysis verbally, in document format (e.g. MS Word), and in presentation format (e.g. MS PowerPoint) at the executive level.
  • Ability to articulate the business problem to be analyzed, quickly identify the critical elements of the problem, achieve a high quality answer in a timely fashion, and synthesize answers to resonate with decision makers

Minimum Education

High School Diploma or GED

Working Environment

Indoor work, operating computer, manual dexterity, talking, hearing, repetitive motion. Use of personal computing equipment, telephone, multi-functioning printer and calculator. Ability to travel between business related events. Work hours may be extended.
